In execution of a credit line deed of trust dated July 13, 2015 (the “Deed of Trust”), recorded in the Office of the Circuit Court of Botetourt County, Virginia, as Instrument No. 15002481, the undersigned Substitute Trustees, any or all of whom may act, will offer for sale at the front steps of the Botetourt County Circuit Court Clerk’s Office, 5 West Main Street, Fincastle, Virginia 24090-0219, on November 21, 2025,
at 12 o’clock p.m., property located at or near 4427 Lee Highway, Troutville, Virginia 24175, which property is more particularly described as follows:
LOCATED IN THE COUNTY OF BOTETOURT, STATE OF VIRGINIA
Beginning at an iron pipe on the western side of U.S. Highway No. 11, a corner to the John H. Martin land; thence with said highway No. 31 22’ E. 100 feet to a stake; thence, thence, leaving said highway and with a new line, N. 58 38’ W. 322.34 feet to a stake which bears S. 53 W. 4.5 feet from a mulberry tree; thence S. 53 W. 107.57 feet to a steel pin in the line of the lands of John H. Martin; thence with the latter S. 58 38’ E. 362 feet to the place of beginning on U.S. Highway No. 11, and containing 0.786 of an acre, more or less.
LESS, AND EXCEPT, HOWEVER, all that certain tract or parcel of land being 0.4692 acres, more or less, as shown on plat of survey prepared by Reid McMurry, LS, dated March 13, 2000, and being New Botetourt County Tax Map #101D-111A, and a copy of which plat is recorded in Deed Book 583, at Page 1090.
AND BEING a the same property conveyed to Jimmy Wayne Huffman, by deed dated March 5, 2002, and recorded in the Clerk’s Office of the Circuit Court of Botetourt County, Virginia, as Instrument # 0203137
This sale is subject to all liens, easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described, to the extent any of them have priority over the lien of the
Deed of Trust.
TERMS OF SALE: A bidder’s deposit of up to ten percent (10%) of the successful bid in certified funds required (certified or cashier’s check made payable to Spilman, Thomas & Battle, PLLC or cash). Settlement within thirty (30) days of sale with balance of purchase price paid in cash. Additional terms may be announced at the time of sale. The successful bidder will be required to execute a Memorandum of Trustee’s Sale outlining additional terms of sale and settlement that will be available for review prior to the announcement of sale.
