NOTICE OF UNSAFE STRUCTURE

This advertisement shall serve as notice as required by Section 6-43(b)(1)b. of the Botetourt County Code that the structure listed as 3770 Blue Ridge Turnpike on the subject property has been deemed unsafe by the Botetourt County Building Official. It is the intent of Botetourt County, for the health, safety, and welfare of the community, to have the structure demolished.

 

The Botetourt County Development Services Department received a complaint concerning the conditions of the property identified as 3770 Blue Ridge Turnpike, Fincastle, Virginia. Our office investigated the complaint on August 2, 2024, and observed an existing unsafe structure. The exterior and interior of the then inhabited, white-colored house were examined and as the structure was identified as unsafe it was immediately placarded as such. The placards were attached to the exterior on all four sides of the structure, at entrances as safe access allowed. The specific issues observed that caused the structure to be unsafe were, without limitation:

 

Damaged: 1. structural members, 2. foundation and supporting exterior walls, 3. access and egress components, both interior and exterior, as handrails, guards, walking surfaces, railings, ramps, decks, stairs, windows, doors, window frames, and door frames, 4. overhangs, soffits, gutters, downspouts, roofing, and other roof rainwater management components causing water damage to the structure, 5. electrical components 6. Leaking plumbing, either fresh water supply or sanitary drainage, with discharge through the lowest floor exterior into the yard.

 

Failure to: 1. provide clear egress due to structural damage, inappropriate locking mechanisms (including hasps), and failure to maintain the functionality of openable windows and doors, 2. operate and maintain the woodstove and the venting system of combustion products from the stove, 3. provide sanitary conditions leading to pest infestation of the structure 4. maintain fire protection systems.

 

Demolition will occur following the timeline outlined in the Botetourt County Code.
